Management Services Provided
Initial Inspection and Analysis
- Assessment of units, common areas, exterior, roof, and building systems.
- Your property will be inspected and evaluated regularly.
Marketing

Office will conduct a full-marketing campaign, which includes advertising in various magazines, and on-line advertising on our office web-site and other local web sites.

We will prepare a full-color advertising flyer for distribution

We will hold open houses and show listing by appointment.

We will perform complete tenant screening which includes a personal interview and a signed Rental Application from prospective tenant, as well as a credit check, income verification, and references from current and prior landlords.

We will properly price the units for lease.

We will assess condition prior to move in and make any necessary repairs.
CHECKLIST OF SERVICES PROVIDED WHEN TAKING OVER MANAGEMENT Tenant Screening
- We will perform complete tenant screening which includes a personal interview and a signed Rental Application from prospective tenant, as well as a credit check, income verification, and references from current and previous landlords.
- We will prepare and administer all lease documents, using up to date forms in compliance with all current Federal, State and local ordinances. These forms also include all required disclosures, and have been approved by the California Association of Realtors. We will collect first month’s rent and security deposit.
- We will thoroughly review all terms of lease, explaining due date, explanation of late fee penalties, and identifying House Rules and Regulations.
- We will explain maintenance procedures for any requests
- We will conduct walk-through inspection, prepare a “Statement of Unit Condition Report” on move-in date, and turn over complete set of keys to Tenant.
Maintenance
- Emergency maintenance calls are handled within 24 hours, and after business hour callers and week-end callers will be given an emergency page number for prompt service. Routine maintenance calls are handled within 48 business hours, or a designated time established by tenant.
- We have expert in-house staff available, as well as outside personnel who are qualified reputable contractors.
- If major work is required, we will obtain at least three bids for your review.
Insurance Requirements
- Any workers we use will have current liability and worker’s compensation coverage
- We will request that Amore Real Estate and you, as an owner, are added as “Additional Insured.”
- We review and make recommendations to ensure your property has adequate insurance coverage.
- At your option, we will pay all property insurance bills and property taxes for you.
Monthly Statements
- We will forward computerized monthly accounting statements and checks, if applicable, to you by the 10th of each month.
